Did you know that a REALTOR® is required to work for you with “fiduciary duty“? That means I am legally obligated to manage your new home purchase with the same care and attention that I would give to my personal transactions. It’s also known as The Golden Rule, which we all know as “treat others the way you would want to be treated yourself”. I am priviledged to do my very best for you.
As a REALTOR® I have the special resources to make searching for a home easier and more efficient. Software provided by the Vancouver Island Real Estate Board and the Canadian Real Estate Board allow me to set-up customized filters based on your individual needs and wants. Each day, the software scans the MLS® looking for your new home and sends a notice to me. You can receive a copy of these listings by subscribing to my Private Client Services® program, which will allow you to see new and sold listings.
Each week, our office tours the new listings in the area and I’m able to talk with the listing agent and see first hand what a property looks like. If there is a property I think you would like, it’s an opportunity to see it right away. Use this sign-up form to receive listings in real time as they are posted to the MLS System®. Listings appear in Private Client Services® even before they are posted to Realtor.ca or the major real estate portals.
Having someone on your side when negotiating a price is very important. Sometimes the listing agent will ask you to agree to “dual agency”, where he acts for both parties and earns two commissions. I always tell my clients that it’s like using the other party’s lawyer – why would you do that when my services are free of charge?
It’s important to note that the seller’s agent is a trained professional in negotiating and will use their skills to get the highest price for their client. When I negotiate on your behalf, you’re able to step back from the process without being exposed to aggressive bargaining or words that might cause you to reflect on the process of the sale rather than looking forward enjoying your new home. I’ll also get the best price possible and save you money!
Buying a home can be an exciting but sometimes overwhelming experience. I help people buy homes almost every day so I’m the best one to coordinate the sales process while you concentrate on moving preparations. I’ll take care of the title and lien searches, arrange a home inspection, and work with the seller’s agent to handle all the details.
You may want an introduction to a mortgage broker, which I can arrange. Our office has relationships with a select few professionals who we feel are trustworthy and have integrity. Please note that I cannot accept referral fees or commissions from the professionals involved in the exchange process so you can be assured that my loyalty is to serving you.
